Design Build

Design Build

Rimrock understands the importance of a quality Design-Build team. Developing team rapport early on in the project saves our clients time and money. Over 90% of our projects are controlled using the Design-Build method because this process creates greater satisfaction and value for our clients. Our commitment of delivery, quality, and unparalleled project budget tracking systems demonstrate our leadership in the Design-Build process.

Our client, a chosen architect and engineering staff, and our construction team make up the Design-Build team, which is organized at the beginning of a project to ensure the quality our clients expect is reached. Working together, the client is able to express wants and needs of their project, the architect is able to design it, and the construction team then implements and builds it. From start to finish, the team works together to ensure quality, optimal budget & schedule, and accuracy throughout the project.

Pre-Construction Planning and Review

Pre-Construction Planning and Review

Rimrock staff will attend design development meetings and assist in the budgeting and material selections. Rimrock will prepare an initial budget for review and update the budget as the plans and design extend into working drawings. We further explore and better understand the plans and engineering of the project as well as the existing conditions of the site. As plans are developed and decisions are being made we work together with costs of products and resources so that our clients know what the end project is estimated to cost before spending a lot of money in working drawings. The Rimrock staff meets regularly with clients and the architect to review plans and budgets, help identify and select finishes with cost implications in mind, review the electrical and mechanical details, review the structural plans for efficiency, and all other issues to assist in the completion of the working drawings. Our role is mainly one of cost identification and our superior knowledge of the materials and commodities markets proves to be successful in this effort.

Once the plans are close to completion, the Rimrock staff will gather a large representation of bids in every category/trade of construction. Once gathered, the bids will be presented to the client and Architect for review and approval. Included in these bids will be cost savings and value engineering options that may be considered to save you money. Rimrock will assist in the funding by preparing construction cost breakdowns for the lending institution. If needed, proforma and additional documentation can be provided.

Rimrock understands the importance of building a quality project while maintaining budgets and controlling construction costs. Throughout any project, the construction team works with clients and architects to verify the project budget is adequate. Then, throughout each phase of the process, line item estimates are developed and refined, becoming more detailed as the project evolves. Adjustments are made on an ongoing basis to achieve constant and accurate cost control. But beyond the basic quantitative aspects required for any project, we commit to understanding the qualitative needs of our clients. We at Rimrock are honest in relaying all costs on any particular project.  Rimrock clients are shown all bids and invoices pertaining to their individual projects.  Rimrock is upfront and open about all costs and relays those costs, in detail, to all clients.  Our clients are able to verify that there are no hidden costs or additional mark-ups in our billing.  It is our goal to build a trusting relationship with those we work with and this is one of the key contributors to that success.

Our staff at Rimrock will go to great lengths to ensure that projects are built as affordably as possible.  By keeping the structural integrity and design elements in mind, Rimrock will look for alternative methods and products that are most affordable for any project.  We offer suggestions of these alternatives, along with cost comparisons, to our clients who can then make an educated decision on what alternatives to implement into their project.  In most cases we start value engineering during the pre-construction and design stages of the project, carry this effort throughout the subcontractor buy-out, and continue during the construction stage.  We will not stop looking for savings until the project is complete.  We simply want our clients to feel confident that they received the very best value when looking at their completed project.
